A well-established and growing Fire & Security contractor is seeking a commercially astute Senior Quantity Surveyor ready to step up or an experienced Commercial Manager looking for a role with genuine ownership and autonomy.

This is a standalone position with full responsibility for the commercial performance of a busy portfolio of Fire & Security installation projects. You’ll work closely with Project Managers and M&E contractors to ensure contracts are robust, projects remain commercially on track, and revenue is recovered efficiently.

We are replacing a long-standing team member due to retirement and are ideally looking for someone to start in April/May to allow a full handover and introduction to systems and live projects.

⚠️ Strong NEC3 contract knowledge is essential (non-negotiable).

The Role

You’ll oversee the full commercial lifecycle across multiple M&E installation projects covering fire alarm, intruder, and detection systems.

Key duties include:

Reviewing and managing NEC3 contracts, identifying risks and opportunities

Monitoring early warning notices, variations, and change control

Managing valuations, applications for payment, and final accounts

Working closely with Project Managers to track progress and cash position

Identifying and recovering revenue to maintain strong cash flow

Managing commercial relationships with M&E subcontractors and partners

Supporting negotiations and resolving commercial challenges

Liaising with in-house legal teams on contractual matters when required

This is a busy role suited to someone comfortable working independently, making decisions, and taking full ownership.

What We’re Looking For

Strong Quantity Surveying / Commercial background within M&E, Fire & Security, or construction installations

✅ Essential: Proven NEC3 contract knowledge and application

Experience managing valuations, CVRs, variations, and final accounts

Comfortable operating in a standalone commercial role

Strong financial awareness and commercial judgement

Confident communicator able to engage with PMs, subcontractors, and senior stakeholders
