Mechanical Site Manager – Building Services Projects

London & South East | Permanent | Site Based
£65,000 – £70,000 + travel

If you are a Mechanical Site Manager who prefers running the job properly rather than constantly firefighting problems created earlier in the programme, this role puts you in control of the mechanical installation on technically complex projects.

You will be delivering mechanical packages across commercial office infrastructure upgrades and mission-critical data centre environments. These are live operational buildings where services upgrades must be carefully planned, coordinated and delivered without compromising building operation or system resilience.

Working alongside the Project Manager and wider project delivery team, you will take responsibility for the day-to-day management of mechanical installation works on site, ensuring quality, safety and programme are maintained through to commissioning and final handover.

The opportunity

You will be joining a contractor delivering complex building services projects across London and the South East. Projects typically involve major plant replacement within occupied commercial buildings or infrastructure upgrades within live data centre facilities.

These environments require careful planning, disciplined coordination and strong mechanical leadership on site to ensure installations are delivered safely and efficiently while buildings remain operational.

Examples of projects you may be involved in

Commercial Office Infrastructure Upgrades

Delivering upgrades to landlord mechanical and electrical infrastructure within occupied commercial office buildings. Works commonly involve replacement of major plant including chillers, air handling units, pumps and associated pipework systems.

Projects are delivered within live environments where building operation must be maintained and works are often phased around tenant requirements.

Typical responsibilities may include:

* Managing installation of major mechanical plant including chillers, pumps and air handling equipment

* Coordinating mechanical installations with electrical infrastructure and plantroom modifications

* Overseeing pipework installation, plantroom refurbishment and integration with building management systems

* Planning works within occupied buildings while maintaining tenant comfort and building operation

Data Centre Infrastructure Projects

Supporting the delivery of mechanical and electrical infrastructure upgrades within live data centre environments where resilience and uptime are critical.

Projects may involve cooling infrastructure expansion, chilled water system upgrades and associated plant installation.

Typical responsibilities may include:

* Managing installation of cooling infrastructure including CRAH units and chilled water systems

* Coordinating mechanical works alongside electrical upgrades such as switchgear and UPS installations

* Maintaining cooling redundancy during infrastructure upgrades

* Managing commissioning activities and integrated systems testing

What you will be responsible for

* Managing the day-to-day delivery of mechanical installation works on site, ensuring all activities are completed safely, to programme and in accordance with technical specifications.

* Supervising subcontractors and site teams carrying out mechanical installations including pipework, plant installation and associated building services systems.

* Reviewing drawings, specifications and technical documentation to ensure installations align with design intent and project requirements.

* Coordinating mechanical works with electrical, structural and architectural trades to maintain programme and site logistics.

* Monitoring installation quality on site, managing snagging processes and supporting commissioning through to final project handover.

* Maintaining site records, daily reports and progress updates while identifying site challenges early and implementing practical solutions to maintain programme delivery.

What you will need

* Experience managing mechanical installations on building services construction projects.

* Strong understanding of HVAC systems including chilled water, plantroom installations and pipework distribution systems.

* Experience supervising subcontractors and coordinating multiple trades within live construction environments.

* Ability to interpret mechanical drawings, specifications and installation requirements.

* SMSTS or equivalent site management safety qualification.

* Relevant mechanical or construction qualification or demonstrable industry experience.

* CSCS card relevant to the role.

* Full UK driving licence.

Package

* Salary £65,000 – £70,000 depending on experience
