Quantity Surveyor / Estimator – Essex

We are seeking an experienced and commercially astute Quantity Surveyor / Estimator to manage the financial and contractual aspects of brickwork packages from tender through to final account. This hands-on role works closely with site and contracts teams to ensure projects are delivered profitably and efficiently.
Key Responsibilities
Commercial & Financial Management
Prepare and manage estimates and budgets for brickwork packages.
Produce accurate monthly valuations and applications for payment.
Monitor costs against budgets and report on project profitability.
Identify, value, and agree variations and additional works.
Manage cash flow, payment notices, and final accounts.
Contracts & Procurement
Review and administer subcontract and main contract conditions (JCT preferred).
Assist with tendering, take-offs, and pricing of brickwork packages.
Procure materials and labour in line with programme and budget.
Negotiate rates with suppliers and labour-only subcontractors.
Project Support
Work closely with contracts managers, site managers, and estimators.
Attend site meetings and commercial reviews as required.
Provide commercial input to programme and delivery strategies.
Support dispute resolution and commercial negotiations when necessary.
Compliance & Reporting
Ensure compliance with contractual obligations and internal procedures.
Prepare regular commercial reports for senior management.
Maintain accurate and auditable commercial records throughout the project lifecycle.
Skills & Experience
Essential
Proven experience as a Quantity Surveyor within a subcontractor environment.
Strong knowledge of brickwork, masonry, or related trades preferred.
Good understanding of UK construction contracts (JCT).
Excellent numerical, analytical, and negotiation skills.
Ability to manage multiple projects simultaneously.
Proficient in Microsoft Excel.
Desirable
Experience on residential, high-rise, or mixed-use developments.
Relevant qualification in Quantity Surveying or Construction Management.
Experience working with major UK main contractors.
