Quantity Surveyor
Job Title – Senior Quantity Surveyor / Commercial Lead
Reports to – Company Directors
Other regular relationships – Head of Operations, Contracts Managers, Site Managers, Production Manager, Finance Manager.
Minimum requirements – Experience in quantity surveying within the construction industry and social housing sector, experience in FRA works is ideal. Experience running large projects is essential. Strong understanding of standard construction contracts. QS degree level qualification.
Summary of Core Responsibilities:

Take a lead role in the commercial management of multiple projects from pre-contract through to final account
*
Create, maintain, and take ownership of project financial forecasts and cashflow, ensuring projects are delivered within agreed budgets
*
Act as the primary commercial point of contact for clients, protecting the Company’s commercial position while maintaining strong relationships
*
Provide estimating, pricing, and commercial input at tender, pre-contract, and live project stages
*
Undertake contract take-offs and prepare scopes of work to support Production and Operations teams
*
Ensure all variations are formally instructed, accurately priced, and agreed in a timely manner
*
Prepare and submit interim valuations, priced schedules, and applications for payment
*
Review and assess subcontractor applications for payment, ensuring accuracy and value for money
*
Prepare, negotiate, and agree final accounts with clients and supply chain
*
Lead commercial negotiations with clients, subcontractors, and suppliers
*
Report to the Directors weekly, monthly, and quarterly on commercial performance, KPIs, risks, and opportunities
Role:
*
Be a key senior member of the Company’s Commercial Team, providing leadership, direction, and commercial best practice
*
Support and mentor junior or less experienced commercial staff as the business grows
*
Work closely with Directors, Contracts Managers, Site Managers, and Production teams to proactively manage cost, risk, and change
*
Hold regular commercial and cost review meetings to ensure all works and materials are captured and billed correctly
*
Attend and contribute to monthly progress and commercial meetings with clients
*
Produce clear and accurate weekly and monthly commercial reports for internal and external stakeholders
*
Develop and maintain strong client relationships, supporting repeat business and additional project awards
*
Contribute to the development and improvement of commercial systems, controls, processes and procedures appropriate for a growing SME contractor
*
Undertake any other duties necessary for the smooth running and commercial success of the Company
