THE ROLE

Coordinate all relevant technical information needed to design & build the development from planning stages, through tender, detail design, NHBC compliance, on site build, and handover. This may involve the appointment and co-ordination of external professionals.

Communicate with and resolve technical queries coming from site and external consultants and to integrate solutions into drawing packages and issue information to relevant parties

Produce accurate working drawing packages to enable any given residential development to be built as intended and to obtain all necessary technical approvals

KEY ACCOUNTABILITIES

Typical activities

Preparation of details and drawings

Design and coordinate design drawings at Tender Stage, works include drawings and design methodology

Manage and liaise with external designers & manufacture suppliers

Liaise with external bodies, principal Designers and Engineers to provide site wide drawing package

Site visits will be necessary so as to establish site constraints and to assist site teams on construction matters

Distribute design documents and drawings when required

Undertake all tasks in line with development programme and requirements

Produce house type drawing packages and liaise with key suppliers to provide ancillary drawing information.

Produce block plans, sections, elevations and Sales plans

Assist the Technical Manager in fee negotiation and the appointment of consultants.

Coordinate the submission of Planning & Building Regulation Applications, NHBC clearance of conditions and obtain planning permissions and other statutory approvals e.g. S104 and S38 Agreements/satisfy any imposed conditions

Knowledge of Building Regulations and allied information

Legal adoptions.

Assist in the in the production of pre-tender health & safety plans.

Co-ordinate the accuracy of information supplied by suppliers and internal departments to ensure no discrepancies.

Submission of all information to NHBC and obtaining approval of same,

Obtaining SAP Assessments together with PEA’ and EPC’s,Robust Standard Details (where appropriate).

Attend Pre-Start Meetings and brief all departments on matters related to the working drawings.

Co-ordinate information and liaise with internal/external architects, civil and structural engineers and landscape architects.

Manage site as agreed with the Technical Manager from design stage to post completion.

Communication

Attend departmental meetings as required.

Health and safety

Ensure you have read the Company’s Health and Safety Policies and procedures and comply with them at all times.

Report any accidents or near misses immediately to your Manager and record them in the accident book.

SKILLS AND EXPERIENCE

Proficient IT skills including MS Office software packages

A logical, organised and professional individual who can build relationships with others at all levels of the organisation(s)

Must have a working knowledge Construction Techniques

Preferably experienced in a construction environment

Implement new ideas and methods and continue to seek ways of both improving contribution to the organisation’s goals and enhancing the reputation of the company.

Relevant experience

At least 12 months experience working within a residential house builder

Design/drafting experience within housing sector and preferably offsite or innovative manufacturing environment

Special skills or knowledge

Strong mathematical ability

Be practical and methodical with good analytical skills

Interpersonal skills and attitude

Able to work under reasonable pressure, and accept constructive feedback of work

Be able to work effectively in a team

Have excellent communication skills both written and verbal

Be practical and methodical with good analytical skills

Willing to work extra to meet deadlines as and when the business needs require it.

Desirable

Ability to prepare SAP Assessments and obtain PEA’s / EPC’s
