Senior Quantity Surveyor – Major Commercial Fit-Out Projects (up to £110m)

About the Role
We are looking for an experienced and commercially astute Senior Quantity Surveyor to take a leading role across multiple high-value commercial fit-out projects in Central London, with individual project values reaching £110m. This is a pivotal position within the commercial team, offering the opportunity to drive financial performance, lead subcontract procurement, and provide strategic commercial guidance from pre-construction through to final account.
Key Responsibilities
Take full commercial ownership of multiple subcontractor packages across Cut & Carve and major Cat A and Cat B fit-out schemes.
Lead procurement strategies, prepare tender documentation, negotiate contract terms, and ensure robust subcontract management.
Deliver accurate and timely cost reporting, including CVRs, forecasting, cashflow, and risk analysis.
Manage and resolve complex variations, change control processes, and commercial challenges.
Provide leadership and mentoring to junior QS team members where required.
Work closely with project directors, design teams, and site teams to drive commercial success and protect project margins.
Build strong relationships with clients, stakeholders, and supply chain partners.
Oversee preparation, negotiation, and agreement of interim valuations and final accounts.
Requirements
Proven experience as a Senior Quantity Surveyor (or strong Project QS ready to step up) within the UK construction or fit-out sector.
Demonstrable ability to commercially manage multiple subcontractor packages on large, complex commercial projects.
Strong command of JCT contract administration and commercial processes.
Excellent commercial awareness, negotiation skills, and ability to influence key stakeholders.
Experience working on high-value, fast-paced fit-out projects in Central London is highly desirable.
Confident communicator with leadership capability and the ability to work independently.
Degree qualification in Quantity Surveying or similar discipline preferred.
