Quantity Surveyor – Residential New Build

Manchester – £50,000 – £70,000 DOE + Attractive Benefits Package

About the Company

Our client is a well-established and growing residential developer and contractor delivering high-quality housing schemes across the North West. With a strong pipeline of secured projects and a reputation for delivering developments on time and to a high specification, they offer long-term career stability and genuine progression opportunities.

They are now embarking on a major multi-phase residential development in Irwell, Manchester, and are looking to strengthen their commercial team with the addition of an experienced Quantity Surveyor.

The Role

This is an exciting opportunity to join a flagship residential scheme from an early stage.

Phase 1 consists of 50 new build houses (completion December 2027).
Phase 2 will deliver 55 new build houses and 70 apartments (commencing November/December 2027 with a 2-2.5 year programme).

You will play a key role in the commercial management of both phases, working closely with the Commercial Manager and site teams to ensure financial control and project profitability throughout the lifecycle.

As Quantity Surveyor, you will be responsible for:

Managing project budgets, cost plans and cash flow forecasts

Procurement of subcontractor packages and supplier agreements

Preparing tender documentation and analysing subcontract returns

Measurement and valuation of works (including variations)

Preparing and agreeing interim applications and final accounts

Cost reporting and presenting financial updates to senior management

Identifying commercial risks and implementing mitigation strategies

Supporting value engineering exercises to maximise margins

Ensuring compliance with JCT contract requirements

Building and maintaining strong relationships with subcontractors and stakeholders

The Ideal Candidate

The successful Quantity Surveyor will have:

Proven experience working on residential new build housing projects

Experience managing multiple plots or phased developments

Strong knowledge of JCT contracts

Excellent commercial awareness and negotiation skills

The ability to manage packages independently

Strong IT skills including Excel and commercial reporting systems

A proactive and solutions-focused approach

Degree qualified in Quantity Surveying or similar (preferred)
