About the Role
Our client, a well-established national construction and refurbishment contractor, is seeking an experienced Contracts Manager to oversee a portfolio of recladding, Building Safety Fund remediation, and planned refurbishment projects across social housing and residential properties.
This role will involve managing multiple concurrent projects, typically 8–9 schemes, including external wall remediation, façade replacement, fire safety improvements, and wider refurbishment works to occupied residential buildings.
The successful candidate will play a key role in ensuring projects are delivered safely, compliantly, and to the highest quality standards, while maintaining programme, budget, and stakeholder satisfaction across all schemes.
Key Responsibilities

Oversee the delivery of multiple recladding and building safety remediation projects, ensuring works are completed on time, within budget, and in compliance with regulatory requirements.

Manage the contractual and commercial aspects of projects, including procurement, subcontractor management, cost forecasting, and financial reporting.

Ensure compliance with Building Safety Fund requirements, fire safety regulations, and current building legislation, including external wall systems and fire remediation works.

Monitor programme delivery across projects, identifying risks and implementing mitigation strategies to maintain project timelines.
*
Manage subcontractor performance, agreements, and variations in line with contractual obligations.
*
Work closely with commercial, technical, and operational teams to ensure efficient project delivery.

Provide regular updates to senior management, clients, and stakeholders on project progress, commercial performance, and risk management.
*
Ensure strong resident engagement and stakeholder communication, particularly when delivering works within occupied residential buildings.

Maintain high standards of health & safety, quality assurance, and regulatory compliance across all sites.
Candidate Requirements
*
Proven experience as a Contracts Manager delivering recladding, façade remediation, or major refurbishment projects within the residential or social housing sector.
*
Strong understanding of Building Safety Fund projects, external wall systems, fire remediation works, and current building safety regulations.
*
Experience managing multiple refurbishment or remediation projects concurrently.
*
Strong commercial awareness with experience overseeing procurement, subcontractor management, and project financial performance.
*
Excellent leadership, organisational, and communication skills.
*
Experience working within occupied buildings and social housing environments is highly desirable.
*
Professional qualifications such as RICS, CIOB, or equivalent are advantageous.
