Role Overview

We are seeking a competent and motivated Registered Building Inspector (Class 2D-F) to support the delivery of a high‑quality Building Control service across Dorset. The successful candidate will operate within the Building Safety Regulator (BSR) framework and demonstrate the technical capability required for Class 2D-F, covering a broad range of building types and complexity levels.

This hybrid role combines remote working with regular site inspections and occasional office attendance.

Key Responsibilities

Building Control and Compliance

Carry out plan assessments for projects within the Class 2D-F scope, ensuring compliance with Building Regulations and associated legislation.

Undertake site inspections at key stages of construction to verify compliance and identify any areas of concern.

Provide clear, evidence‑based advice to applicants, contractors, and design teams.

Prepare accurate and timely inspection notes, reports, notices, and compliance documentation.

Technical Expertise

Assess Full Plans, Building Notices, Regularisation applications, and other statutory submissions.

Provide technical guidance on fire safety, structure, accessibility, energy efficiency, drainage, and other regulatory areas.

Engage with architects, engineers, builders, and homeowners to support compliant design and construction practices.

Escalate complex or higher‑risk matters to senior colleagues where appropriate.

Regulatory and Professional Standards

Operate in accordance with BSR registration requirements for Class 2D-F.

Maintain up‑to‑date knowledge of legislation, technical standards, and industry developments.

Contribute to service improvements, process refinement, and professional best practice.

Class 2D-F Competency Scope

A Registered Building Inspector at Class 2D-F is authorised to work on a wide range of building types, typically including:

Domestic and small commercial buildings (Class 2D)

Medium‑complexity commercial and mixed‑use buildings (Class 2E)

Larger or more technically demanding buildings not classified as higher‑risk (Class 2F)

Alterations, extensions, refurbishments, and change‑of‑use projects across these categories

This level provides broad operational autonomy while recognising that certain complex elements may require referral to Class 3 inspectors.

Essential Requirements

Current Registered Building Inspector (RBI) status with the BSR at Class 2D-F.

Proven experience in Building Control within a local authority or approved inspector environment.

Strong working knowledge of Building Regulations, technical guidance, and construction practices.

Excellent communication and stakeholder‑management skills.

Full UK driving licence and willingness to travel across Dorset for inspections.

Desirable Skills and Experience

Experience using digital Building Control systems such as Uniform or Idox.

Membership of a relevant professional body (e.g., CABE, RICS, CIOB).

Familiarity with Midlands local development context and regional construction practices.

Ability to support or mentor junior inspectors
