Design Manager – Commercial Office Fit Out

Our client is an industry‑leading commercial office fit out specialist, delivering beautifully considered, high‑performance workplaces across London. With a reputation for quality, integrity, and client‑focused delivery, they are growing their team and seeking an experienced Design Manager to join them as they continue to deliver exceptional workspaces.

Role Overview

We are looking for an Intermediate Design Manager (or experienced Design Coordinator ready for the step up) with a main contractor background and proven experience within commercial office fit out. This role is central to managing the design process on D&B fit out projects ranging from £10m to £20m in value.

This is not a designer role-we are seeking a process‑driven design professional who can coordinate, manage, and drive the design programme to ensure seamless delivery across all project stages.

Key Responsibilities

Lead and manage the design process from tender through to completion on projects between £10m-£20m.
Coordinate design consultants, architects, and supply chain partners to ensure design intent is maintained.
Work closely with project managers, commercial teams, and site teams to integrate design deliverables into the construction programme.
Manage design risk, technical queries, and value engineering opportunities.
Review, challenge, and approve design information to meet client requirements, building regulations, and compliance standards.
Ensure all design information is issued on time, to the correct level of detail, and aligned with project milestones.
Lead design workshops and progress meetings with internal teams and clients.
Maintain strong communication channels between all stakeholders, ensuring issues are resolved quickly and effectively.
Uphold the company's commitment to delivering well‑designed, high‑quality workplaces.

Requirements

Essential:

Experience working for a main contractor (mandatory).
Proven track record in commercial office fit out, specifically within the Design & Build sector.
Experience managing or coordinating design on projects £10m-£20m in value.
Strong understanding of construction processes, building regulations, and fit out technical requirements.
Ability to manage multiple design workstreams and interface effectively with clients and consultants.
Excellent organisation, communication, and problem‑solving skills.Desirable:

Experience in Cat A and Cat B office fit out environments.
Background overseeing both pre‑construction and delivery design stages.
Membership or progress toward membership with a professional body (e.g., CIOB, RIBA, RICS) is beneficial but not essential.
