Location: Barbican Estate (On Site)
Reports to: Contracts Manager
Mon – Friday 8am to 5pm
£30.79 per hour PAYE or £40.30 per hour via umbrella Purpose of the Role
Lead and supervise the Barbican Repairs Team to ensure high‑quality, safe, and timely delivery of reactive and minor planned repairs. Provide technical support, manage daily workloads, and ensure repairs are completed to required standards and within agreed SLAs. You will be managing up to 10 operatives covering over 2000 apartments carrying out reactive maintenance within communal repairs being hands on and engaging with residence.
Key Responsibilities
Operational Leadership
Manage and support repairs operatives, setting expectations for safety, quality, and performance.
Oversee daily workload, monitor live jobs, and ensure repairs progress within SLA timelines.
Address stalled jobs, access issues, and repeat defects to ensure completion.
Support emergency repairs and coordinate urgent responses.Technical Support
Provide first‑line technical advice and on‑site guidance for complex repairs.
Diagnose defects, conduct post‑inspections, and ensure corrective actions where work does not meet standards.
Ensure all repairs comply with health & safety and statutory requirements.Coordination of Works
Plan and coordinate complex or multi‑trade repairs.
Liaise with contractors and internal teams where specialist input is required.
Approve specialist works and ensure they meet landlord specifications.Resident & Stakeholder Communication
Act as the escalation point for complex repair issues.
Communicate repair details, access needs, and timescales to residents where required.
Support complaint resolution and provide updates to management.Performance & Quality Management
Maintain accurate records and inspection reports.
Monitor WIP, recurring issues, productivity, and ageing repairs.
Conduct post‑inspections and implement improvements where service standards fall.
Address underperformance through coaching and supervision.Materials & Resources
Manage stock, tools, and specialist materials to prevent delays.
Carry out stock checks and ensure value‑for‑money procurement.Risk & Service Improvement
Carry out estate walkarounds to identify emerging repair issues.
Report significant risks and support service improvement initiatives.
Ensure repairs maintain building integrity and technical standards.Professional Responsibilities
