About the Opportunity
A growing real estate consultancy is seeking an experienced and forward-thinking Associate Director (Building Surveying) to join its expanding team in the North West. This is a senior position suited to someone who enjoys leading complex instructions, shaping client strategy, and playing a key role in the evolution of a high-performing consultancy environment.

Based out of their state of the art offices in Manchester, you’ll be joining a multidisciplinary team that brings together commercial advisory, technical expertise, workplace design and creative strategy — all working collaboratively to deliver modern, high-value workspace solutions for a diverse client base.

The Role
This position offers the chance to take ownership of major projects, influence business direction, and work closely with a wide range of occupiers, investors and landlords. You’ll be trusted to deliver exceptional technical advice, manage multiple workstreams, and represent the business with confidence.

Key Responsibilities
Project Leadership:
Oversee project management and contract administration for refurbishment, fit-out and capital works projects ranging from £50k to £20m.
Manage full project lifecycles including feasibility, design coordination, specification writing, procurement and delivery. (JCT Contracts)
Ensure compliance, programme control, risk management and quality assurance across all live projects.
Professional Building Surveying:
Deliver core commercial surveying services including acquisition surveys, schedules of condition and project monitoring.
Prepare and negotiate dilapidations on behalf of both landlords and tenants.
Diagnose building defects and provide clear, commercially focused recommendations.
Client Advisory & Relationship Management:
Act as a trusted advisor to corporate occupiers, SMEs, investors and property owners.
Build strong, long-term relationships through clear communication and high-quality technical advice.
Represent the consultancy at client meetings, pitches and strategic discussions.
Business Development & Leadership:
Support growth through networking, pitching and securing new instructions.
Contribute to the development of service lines, market positioning and wider business strategy.
Mentor junior team members and promote best practice across the department.

About You
MRICS qualified with substantial post-qualification experience.
Proven track record delivering both complex projects and professional surveying instructions.
Strong commercial awareness and excellent written and verbal communication skills.
Able to manage multiple instructions with accuracy and attention to detail.
Confident in client-facing environments and comfortable representing the business externally.
