Project Manager (Steel Frame Construction)
Our client is a regional and national main contractor, renowned for safety quality and delivery. They have an excellent reputation for developing and nurturing their people's careers through support and training.
Due to the acquisition of new schemes in the Edinburgh area they are keen to identify a construction Project Manager with a good all round knowledge of self delivering modern new build schemes using systems like Metsec SFS systems.
Main Scope of Works;
Structure: Metsec SFS structure with a ground floor steel structure, which will be built in-house.
Construction: A new building featuring a "tenement-style" aesthetic. The design includes a modest 1.3m height increase over a previously approved residential scheme to accommodate modern floor-to-ceiling requirements
Key Amenities:
Internal: of social and study spaces
External: usable amenity space, including a publicly accessible community garden and a private residents' garden.
Construction & Technical Specifications;
Materials: Primary use of light and medium buff multi-brick masonry with feature panels . Setback upper floors will use grey metal cladding and aluminium-framed glazing .
Sustainability: Target of BREEAM ‘Excellent ’ rating . The building is fossil-fuel-free, utilising air-source heat pumps and rooftop photo-voltaics).
Acoustics: Internal partitions and intermediate floors must achieve a minimum rating of 43dB, with higher standards for areas adjacent to plant or amenity rooms .
Waste Management: Dedicated internal bin stores with direct collection.
Project Constraints & Compliance;
Conservation Area: The design must respond to the established character of the Conservation Area.
Site Context: The building height is reduced to three storeys at the rear to protect the visual amenity of the listed tenements.
Security: Full compliance with 'Secured by Design' standards, including comprehensive CCTV coverage of all common areas.
