Pre Construction Manager
About the Role
An experienced Pre-Construction Manager is required to lead the pre-construction phase of passive fire protection (PFP) projects.
This role focuses on project feasibility, design review, value engineering, and programme planning to ensure projects are delivered safely, efficiently, and profitably. You will play a key role in shaping projects before they reach site, working closely with clients, design teams, and internal stakeholders.
The ideal candidate will have a strong background in fire protection, construction, or fire & security, along with in-depth knowledge of fire doors, fire stopping, compartmentation, and containment systems.
Key Responsibilities

Lead pre-construction activities across multiple PFP projects
*
Conduct feasibility studies, risk assessments, and programme planning
*
Review design proposals, technical specifications, and fire risk assessments
*
Ensure compliance with fire safety regulations (BS EN 1634, BS 8214, BS 9999)
*
Collaborate with clients, architects, engineers, and contractors to optimise designs
*
Identify value engineering opportunities and cost-saving solutions
*
Prepare detailed cost estimates, budgets, and resource plans
*
Produce pre-construction documentation including Method Statements, PQPs, ITPs, and compliance matrices
*
Support tender submissions with technical input and programme planning
*
Assess subcontractor and supplier proposals, ensuring suitability and compliance
*
Identify risks and implement mitigation strategies
*
Act as the main point of contact during the pre-construction phase
*
Stay up to date with industry standards, legislation, and best practices
Skills & Experience
*
Proven experience in a pre-construction or estimating role within fire protection, construction, or fire & security
*
Strong knowledge of fire doors, fire stopping, compartmentation, and containment systems
*
Experience working on projects valued between £2m–£5m
*
Excellent communication, leadership, and organisational skills
*
Strong commercial awareness and budgeting capability
*
Experience managing stakeholders including clients, design teams, and subcontractors
*
Proficient in project management and digital reporting systems
*
Full UK driving licence
