Preconstruction Manager
Role Overview
We are seeking an experienced Pre‑Construction Manager to lead the front‑end development of traditional tendered fit‑out projects across London and the South East. This role is ideal for someone who thrives on detail, enjoys shaping winning bids, and can confidently coordinate design, commercial, and technical inputs to produce compelling tender submissions.
You'll be joining a contractor known for delivering high‑quality CAT A and CAT B refurbishments, landlord works, and corporate interiors – with a strong reputation for technical excellence and client service.
🛠️ Key Responsibilities
Tender Management
Lead the full tender process for traditional fit‑out projects, from initial enquiry to final submission.
Review tender documentation, identify risks, and develop clear tender strategies.
Coordinate internal teams (estimating, design, commercial, technical services) to ensure cohesive and competitive bids.
Prepare tender programmes, methodology statements, prelims, and technical submissions.
Client & Consultant Engagement
Attend tender interviews, client meetings, and site visits to represent the business professionally.
Build strong relationships with clients, project managers, cost consultants, and designers.
Provide clear, confident presentations of methodology, logistics, and delivery strategy.
Design & Technical Coordination
Work closely with designers and consultants to ensure technical compliance and buildability.
Review drawings, specifications, and design information to identify gaps, risks, and opportunities.
Develop logistics plans, phasing strategies, and site management approaches.
Commercial & Programme Input
Collaborate with estimators to ensure accurate pricing and value engineering options.
Support the development of project budgets, prelims, and risk allowances.
Produce realistic and competitive pre‑construction programmes.
Handover to Delivery
Lead the transition from pre‑construction to project delivery teams.
Ensure all tender assumptions, risks, and client expectations are clearly communicated.
Provide ongoing support during early project stages where required.
🧩 What We're Looking For
Experience
Proven experience as a Pre‑Construction Manager, Bid Manager, Estimator, or Design Manager within a traditional fit‑out contractor.
Strong understanding of CAT A/CAT B refurbishments, landlord works, and commercial interiors.
Experience managing multiple tenders simultaneously.
Skills & Attributes
Highly organised with strong attention to detail.
Confident communicator with excellent written and verbal presentation skills.
Strong technical understanding of construction methods, sequencing, and buildability.
Ability to lead cross‑functional teams under tight deadlines.
Commercially aware with a solutions‑driven mindset.
Qualifications
Degree in Construction Management, Quantity Surveying, Architecture, or related field (preferred).
Professional memberships (CIOB, RICS, APM) beneficial but not essential.
