About the client:
Our client is an established construction and property services contractor operating across England and Wales.
Founded in 2002, they deliver a broad range of services including new build, refurbishment, roofing, and planned and reactive maintenance across the public and private sectors, serving clients in retail, commercial, education, health and government.
With offices in Basildon and London, our client is well regarded for their quality of finish, attention to detail and customer service.
Role Overview:
This is an office-based Contracts Manager role with regular site visits and client meetings. You will be responsible for overseeing and managing maintenance contracts, ensuring works are delivered on time, within budget and to the highest standard.
You will act as the key point of contact between the client and their clients and site teams, managing reactive and planned maintenance programmes across a varied portfolio of commercial and public sector properties.
Key Responsibilities:
* Managing and overseeing reactive and planned maintenance contracts from instruction through to completion
* Acting as the primary client liaison, attending regular site and progress meetings
* Pricing and managing works against Schedule of Rates (SOR)
* Monitoring contract performance, budgets and programme delivery
* Coordinating subcontractors and in-house trades teams
* Ensuring all works are carried out in compliance with health & safety legislation and company procedures
* Producing and reviewing reports, RAMS, and contract documentation
* Identifying and managing variations and additional works
* Supporting the business in maintaining and developing client relationships
Requirements:
* Proven experience as a Contracts Manager within reactive maintenance and/or building services
* Strong working knowledge of Schedule of Rates (SOR)
* Experience managing multiple contracts simultaneously
* Excellent communication and client-facing skills
* Sound understanding of health & safety legislation
* IT literate — Microsoft Office, job management software
* Full UK driving licence
Package
* Salary: £45,000 – £55,000 per annum (DOE)
* Car allowance or company van provided
* 28 days annual leave (including bank holidays)

* Office-based (Basildon, Essex) with site visits across Essex, London and the Home Counties
