Senior Quantity Surveyor required to join a major residential construction project in Manchester delivering a large-scale city-centre development. This Senior Quantity Surveyor role offers long-term involvement on a flagship high-rise scheme with programme security through to 2028. The Senior Quantity Surveyor will take commercial ownership of significant project elements within a structured commercial team. This Senior Quantity Surveyor position is suited to an experienced professional confident managing complex packages and influencing project outcomes. The Senior Quantity Surveyor will work closely with project leadership to ensure successful financial and contractual delivery.

About the Role
You will take commercial responsibility for key elements of a £210m residential scheme delivering 895 apartments and commercial space across multiple buildings, including towers of up to 34 storeys.
Working alongside senior project and commercial leadership, you will manage financial performance, contractual matters and commercial risk throughout the project lifecycle.
Key responsibilities include:
* Taking ownership of commercial delivery from procurement through to final account
* Managing cost reporting, forecasting and CVR processes
* Preparing and agreeing client and subcontractor valuations
* Administering subcontract procurement, negotiation and appointment
* Managing variations and change control with accurate records
* Maintaining contractual entitlement and commercial compliance
* Monitoring risk and opportunity registers
* Supporting value engineering and design development reviews
* Managing cash flow and payment positions
* Preparing financial forecasts and performance reports
* Leading commercial discussions with project stakeholders
* Managing delay and loss or expense claims where required
* Ensuring accurate commercial documentation and reporting
* Mentoring and supporting junior commercial staff
* Supporting tender activity alongside pre-construction teams
* Advising on bonds, warranties, insurances and contractual mechanisms
* Working collaboratively with construction and delivery teams
Applicants should hold a degree in Quantity Surveying or Construction Management with approximately 10 years’ industry experience, ideally within a main contractor environment delivering high-rise residential or large-scale urban projects. Professional membership such as RICS or MCIOB is desirable.
