Job Title: Pre-Construction Manager
Location/Region: St Albans (with nationwide project involvement)
Salary: £85,000 – £95,000
Job Summary
Ensuring the successful delivery of building services throughout the pre-construction phase. Responsible for controlling the selection of sub-contractors to tender from the supply chain. Acting as subject matter expert for all things MEP to support a range of projects, providing guidance and identifying any potential issues relating to building services. Working closely with site teams and business leaders to drive improvements to pre-construction Building Services processes and strategy.
Duties & Responsibilities
Adhere to company Health & Safety policy.
Monitor, coordinate and control the flow of M&E design information to ensure timely release for construction activities.
Review M&E concept designs and Stage 4 & 5 subcontractor-led designs.
Ensure M&E designers identify hazards and assess health & safety risks in their designs.
Undertake full design gap analysis at tender stage and advise estimating teams of any shortfalls.
Review tender design information and identify potential value engineering opportunities.
Manage, track and control statutory utility providers.
Ensure all required approvals (statutory, regulatory, client, company) are obtained as required.
Review and support development of design, construction and commissioning programmes aligned to contract requirements.
Produce weekly Building Services status reports.
Assist in the selection and appointment of M&E consultants and subcontractors.
Ensure all M&E information issued for construction is fully coordinated, reviewed and approved.
Ensure designs are cost-effective and aligned with budget and quality requirements.
Validate M&E design upon project completion.
Maintain cost and installation records, including witnessing testing and commissioning.
Carry out cost checks and report significant deviations.
Ensure risk assessments are completed and risks mitigated.
Support production of O&M manuals.
Ensure subcontractors comply with company Safety Management Systems.
Contribute to project reporting and attend meetings as required.
Ensure production controls are in place for monitoring, benchmarking and improving performance.
Inspect M&E works and produce reports, including snagging activities.
Work in line with Quality, Environmental and Safety Management Systems.
Maintain high standards of health & safety for self and others.
Identify and support repeat business opportunities.
Build and maintain strong internal and external relationships.
Ensure departmental operations comply with Health & Safety requirements and risk assessments.
Support and develop team members through feedback and mentoring.
Undertake any other duties consistent with the role.
Qualifications / Experience
Minimum 5 years’ relevant industry experience
Membership of a relevant professional body (e.g. CIBSE, ASHRAE, IET)
Working towards MCIOB or CIBSE accreditation
Strong design and estimating experience
Proficient in Microsoft Office (Outlook, Word, Excel, PowerPoint)
Strong understanding of health & safety and company policies
Experience in complex construction or built environment projects
Proven project planning and budget management capability
