Quantity Surveyor – Exclusive New Contract

We are working with a well-established, privately owned main contractor specialising in complex, high-end residential refurbishment projects across London and the Home Counties.

The business has built a strong reputation delivering super-prime refurbishments and bespoke extensions for high-net-worth clients, often working on architecturally significant properties where quality, detail, and discretion are critical.

Their projects are typically delivered in close collaboration with leading design teams, with a clear emphasis on exceptional finishes and craftsmanship. Due to the nature of their client base, they operate with a low-profile approach, with many projects delivered under strict confidentiality.

Duties and responsibilities

Take full commercial responsibility for projects from pre-construction through to final account

Prepare, manage and report on budgets, forecasts, and cost plans

Procure and manage subcontractor packages, including tendering, negotiation, and appointment

Administer subcontractor accounts, including valuations, variations, and final accounts

Lead on monthly valuations and applications for payment, ensuring accuracy and timeliness

Monitor project costs and identify risks, opportunities, and value engineering options

Manage and track variations and change control in a highly detail-driven environment

Work closely with site teams, project managers, and design teams to ensure commercial control is maintained

Liaise directly with high-net-worth clients and their representatives, maintaining a professional and discreet approach

Ensure projects are delivered within budget while maintaining exceptional quality standards

Produce and present CVRs (Cost Value Reconciliations) and commercial reports to senior management

Support procurement strategies aligned with programme and project delivery requirements

Maintain strong knowledge of contractual obligations (JCT forms typically) and ensure compliance

Contribute to risk management and dispute avoidance/resolution where required

Tickets/Qualifications

Degree qualified or equivalent in Quantity Surveying, Commercial Management, or a related construction discipline

RICS accreditation (or working towards – desirable, not essential)

Proven experience working for a main contractor within high-end / prime residential refurbishment

Strong knowledge of JCT forms of contract

Excellent commercial and contractual awareness

High level of numeracy and financial management skills

Strong communication skills, with the ability to liaise confidently with clients, consultants, and subcontractors

Highly detail-oriented with a focus on quality and high-spec finishes

Ability to manage multiple packages in a fast-paced, high-value environment

Proficient in Microsoft Office (particularly Excel) and commercial reporting tools

Desirable

Experience working on listed buildings, heritage refurbishments, or super-prime residential projects

Full UK driving licence

Experience working in client-facing, high-net-worth environments

Experience Required

Minimum 3–8+ years’ experience in Quantity Surveying (level dependent – QS or Senior QS)

Proven track record working for a main contractor on high-end / prime residential refurbishment projects

Experience delivering projects involving high-spec finishes and bespoke elements

Demonstrable experience managing projects or packages from pre-construction through to final account

Strong background in subcontract procurement and package management

Experience handling variations, valuations, and final accounts in a refurbishment environment

Previous exposure to high-net-worth clients and design teams

Experience working on projects valued £5m+ (ideally up to £15m+)

Comfortable working in confidential / client-sensitive environments

Experience working on complex refurbishments, extensions, or structural alterations
