Our client is a well-established contractor specialising in the delivery of residential works across London and the South East. They operate across planned maintenance, refurbishment, and retrofit programmes, working in partnership with housing providers and public sector clients to improve and upgrade existing housing stock.

Their projects focus heavily on sustainability, energy efficiency, and long-term asset improvement, supporting large-scale decarbonisation initiatives.

Project Examples

* Planned Works – Internal and external refurbishment programmes to occupied housing stock, including kitchens, bathrooms, roofing, and cyclical decorations

* Retrofit / Decarbonisation – Delivery of energy efficiency upgrades such as insulation (EWI/IWI), window and door replacements, ventilation systems, and low-carbon heating solutions

* Maintenance Frameworks – Ongoing property maintenance delivered under long-term partnering agreements with housing providers

* Asset Improvement – Multi-year investment programmes focused on improving building performance and resident living standards

The Role

Our client is seeking an experienced Senior Quantity Surveyor to join their team in the South East London region, supporting a portfolio of planned works and retrofit programmes.

The successful candidate will take responsibility for the commercial management of multiple workstreams, ensuring effective cost control, contract compliance, and successful delivery across ongoing maintenance and improvement projects.

Key Responsibilities

* Lead the commercial management of planned works, retrofit, and maintenance programmes from inception through to final account

* Manage and monitor budgets across multiple projects/workstreams, including cost planning and forecasting

* Administer contracts (primarily JCT / Term Contracts), ensuring compliance and risk mitigation

* Oversee subcontractor procurement, including tendering, negotiation, and package management

* Manage subcontractor accounts, including valuations, variations, and final accounts

* Monitor and report on project financial performance, including CVRs and cost reporting

* Manage variations and change control processes across ongoing works programmes

* Prepare and submit applications for payment and ensure timely cash flow management

* Work closely with operational teams to ensure programmes are delivered efficiently and within budget

* Provide commercial input into retrofit and decarbonisation works, including cost planning for energy efficiency measures

* Support and mentor junior commercial staff where required

* Maintain accurate commercial records across multiple concurrent projects

Requirements

* Degree qualified in Quantity Surveying or a related construction discipline

* Proven experience as a Senior Quantity Surveyor within a main contractor or maintenance contractor environment

* Strong experience in planned works, property maintenance, or social housing refurbishment

* Experience working on retrofit and/or decarbonisation programmes (e.g. PAS 2030/2035, SHDF works, EWI, window/door replacement, roofing, insulation) is highly desirable

* Good working knowledge of JCT and/or Term Contracts (e.g. NHF Schedule of Rates)

* Experience managing multiple projects or programmes simultaneously

* Strong commercial and financial management skills

* Excellent communication and stakeholder management skills

* Organised, proactive, and able to manage a fast-paced workload
