Commercial Manager – New Build / Residential

We are currently working with a well-established, privately owned contractor based in Essex, widely recognised for delivering high-quality affordable housing schemes.

With a strong financial position and a cash-rich balance sheet, this business has built an outstanding reputation not only for its project delivery, but also for its positive culture, collaborative working environment, and genuinely low staff turnover.

Following the award of a landmark £250m regeneration scheme, our client is now seeking an experienced Commercial Manager to take a lead role on Phase 2 of the development, valued at £90m.

The Role

Reporting directly to the Commercial Director, you will take full commercial responsibility for a major phase of this flagship scheme. You will lead the commercial function on the project, ensuring strong financial control, effective risk management, and successful delivery in line with business objectives.

Key Responsibilities

* Lead and manage the commercial team on a £90m phase of a large regeneration project

* Oversee all aspects of cost planning, procurement, and financial reporting

* Manage subcontractor procurement, negotiation, and account management

* Ensure accurate forecasting, cost control, and margin improvement

* Identify and mitigate commercial risks and opportunities

* Provide strategic commercial input to senior leadership

* Build and maintain strong relationships with internal teams, clients, and stakeholders

About You

* Proven experience in a Commercial Manager or Managing Quantity Surveyor role within a main contractor

* Strong background delivering residential or mixed-use developments, ideally within affordable housing

* Experience working on large-scale projects (£50m+)

* Excellent commercial acumen and leadership skills

* Confident communicator with the ability to influence at all levels

* Degree qualified (or equivalent) in Quantity Surveying or a related field
