Project Manager

Our client are seeking an experienced Project Manager (No.1) to lead the delivery of a new build 70-bed care home in Whitstable, Kent.

This is a 3-storey reinforced concrete (RC) frame project with an 18-month programme, requiring a strong leader capable of managing the scheme from early construction through to completion and handover.

Key Responsibilities

* Take full responsibility as No.1 on site, reporting to senior leadership

* Manage the project programme, ensuring delivery on time and within budget

* Coordinate and lead site teams, subcontractors, and suppliers

* Oversee all phases of the build, with a focus on RC frame and superstructure delivery

* Maintain high standards of health & safety, quality, and compliance

* Chair site meetings and provide regular progress reports to stakeholders

* Manage client relationships and ensure expectations are met or exceeded

* Identify risks and implement mitigation strategies

Requirements

* Proven experience as a Project Manager / Senior Site Manager on similar projects

* Strong background in RC frame construction and multi-storey developments

* Experience delivering care homes, residential, or healthcare schemes (preferred)

* Ability to manage projects as the lead (No.1) on site

* Excellent leadership, communication, and organisational skills

* Strong commercial awareness and programme management capability

* Relevant construction qualifications (e.g. HNC/HND/Degree or equivalent)

* SMSTS, CSCS (Black/White), and First Aid certification
