If you have been pricing thermal insulation work but are still being treated like a back-office support function, this is the sort of role that gives you far more ownership.

This position sits within a mechanical building services environment, pricing the thermal insulation scope across office and residential projects in London. That means taking real responsibility for the insulation package tied to pipework, ductwork, valves, plant and associated mechanical services, not just producing numbers in isolation. You would be working from drawings, specifications and take-offs to build accurate tender returns, speak with suppliers and specialist subcontractors, and help shape submissions that can actually win work.

The role suits someone who understands the practical side of insulation as well as the commercial side. You will need to be comfortable pricing different insulation systems, finishes and thicknesses, while also allowing for labour, access, programme constraints, prelims and buildability. This is not thermal modelling or design calculation work. It is proper estimating within the mechanical package, with a clear focus on the thermal insulation scope.

What you will be doing

* Pricing thermal insulation packages across mechanical building services projects in the office and residential sectors

* Reviewing drawings, specifications and tender documents to understand the full insulation scope tied to the mechanical install

* Taking off quantities for insulated pipework, ductwork, plant, valves and associated services

* Sending enquiries to suppliers and specialist insulation subcontractors, analysing returns and levelling quotations

* Building up labour, material, access and programme allowances to produce accurate tender submissions

* Working closely with internal teams to ensure the insulation scope is commercially sound and technically aligned with the wider mechanical package

* Supporting the preparation of tenders, cost plans and value engineering options where required

What they are looking for

* Experience in estimating insulation or thermal insulation works within a mechanical building services or specialist insulation environment

* A good understanding of pipework, ductwork, plantroom services and how thermal insulation sits within the wider mechanical package

* Ability to read and interpret technical drawings, specifications and schedules

* Commercial awareness around labour build-ups, material costs, supplier engagement and tender submission

* Someone who can work with a decent level of independence and take ownership of their section of the bid
