Pre‑Contracts Manager – Commercial Fit Out (Confidential)

A well-established and highly regarded London-based commercial fit-out contractor is looking to appoint an experienced Pre‑Contracts Manager to join its pre-construction team.

This role will see you leading the full technical, design, pricing and commercial pre‑construction process, taking projects from early tender stage through to adjudication and handover to delivery teams.

The Role

You will take ownership of multiple tenders, working closely with internal design, commercial and leadership teams to ensure projects are fully costed, technically robust and commercially viable.

Key responsibilities include:

Leading the pricing of tenders in line with project briefs, design parameters and gross margin targets
Coordinating internal design development to ensure solutions are accurate, deliverable and fully costed
Managing subcontractor and supplier pricing to ensure best-value procurement
Preparing and managing all pre‑contract cost documentation, scope information and supporting tender materials
Producing pre‑contract programmes and identifying critical path activities
Leading adjudication and internal handover processes to delivery teams
Reviewing and understanding contractual risk (JCT / NEC, including two‑stage procurement)
Ensuring full compliance with company processes, CDM requirements, and relevant building regulations
Attending and contributing to client meetings, tender interviews and presentations

About You

Strong background in pre‑construction / pre‑contracts within commercial office design & build / fit‑out
Proven experience with cost planning, tendering and value engineering
Solid understanding of JCT and NEC contracts, including two‑stage procurement
Commercially astute, technically confident and well organised
Comfortable working collaboratively with design, commercial and operational teams
Confident communicator and capable presenter at client level
Typically 5+ years' industry experience (or relevant degree-level qualification)
