Senior Quantity Surveyor
Our client is an award winning national main contractor with operations across the UK. They work across multiple sectors including commercial, residential, industrial and mix-use developments. They have an exciting opportunity for a Senior Quantity Surveyor to join their North West division.
The Role
The Senior Quantity Surveyor will join an established and high-performing commercial team, taking a leading role in overseeing all commercial aspects of a flagship £90m high-rise residential development in the heart of Manchester. This position offers the opportunity to contribute to a landmark scheme, ensuring robust cost control, effective contract management, and the successful financial delivery of a complex, high-profile project.
Key Responsibilities:
Take full on-site commercial responsibility for the project, ensuring effective cost control and financial management throughout the construction lifecycle
Manage and administer contracts in accordance with NEC and JCT forms, ensuring compliance with all contractual obligations and entitlements
Oversee the preparation, submission, and agreement of interim valuations, applications for payment, and final accounts
Lead the management of change control processes, including the identification, assessment, and negotiation of variations, compensation events, and claims
Monitor project costs against budget, providing accurate forecasting, cash flow analysis, and regular financial reporting to senior stakeholders
Develop and implement procurement strategies, including the tendering, negotiation, and appointment of subcontractors and suppliers
Manage subcontractor accounts, including payment assessments, performance monitoring, and final account agreements
Identify commercial risks and opportunities on-site, implementing mitigation strategies to protect project margin and enhance value
Work closely with the site and project management teams to provide commercial insight and support decision-making
Maintain strong relationships with clients, consultants, and the wider supply chain to ensure successful project delivery
Ensure adherence to company governance, commercial procedures, and relevant legal and regulatory requirements
Lead, mentor, and support junior members of the commercial team, promoting professional development and best practice
Contribute to project progress meetings, providing clear and accurate commercial updates
Support dispute avoidance and resolution through effective communication, negotiation, and contractual knowledgeEducation, Skills and Experience:
Degree Qualified Quantity Surveying and Construction Management
MRICS Desirable, not essential
Extensive experience operating in a Senior Quantity Surveyor capacity within a Tier 1 or major main contractor environment
Demonstrable track record of successfully delivering large-scale, complex construction projects with significant commercial responsibility
In-depth knowledge of construction contracts, particularly NEC and JCT forms, and associated commercial management practice
Strong financial acumen with the ability to manage budgets, analyse data, and drive commercial performance
Excellent negotiation, communication, and stakeholder management skills
Proven leadership ability, with experience managing and developing junior team members
