Senior Quantity Surveyor/Quantity Surveyor
We are seeking an experienced and commercially driven Senior Quantity Surveyor to take a leading role on a flagship residential development, in Poole. This is a multi- million scheme delivering 360 high-quality apartments over a 3-year programme.
As the Senior Quantity Surveyor, you will take full commercial responsibility for the project, ensuring robust cost control, value management, and financial reporting throughout the lifecycle of the development. This is a key role requiring strong leadership, attention to detail, and the ability to manage complex project demands.
Key Responsibilities
Take full commercial ownership of the Barclays House project from pre-construction through to final account
Prepare and manage project budgets, cost plans, and cash flow forecasts
Lead procurement activities, including subcontractor selection, negotiation, and appointment
Administer contracts in accordance with agreed terms (e.g., JCT/NEC)
Monitor and report on project financial performance, including cost/value reconciliations
Manage variations, change control processes, and associated commercial risks
Assess and process subcontractor applications, payments, and final accounts
Work closely with the project team to ensure programme and cost objectives are achieved
Liaise with clients, consultants, and stakeholders to maintain strong working relationships
Prepare monthly CVR reports for board level reporting
Chair weekly cost report meetings with SMT/Directors
Requirements
Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline, ideally RICS
Proven experience as a Managing Quantity Surveyor on large-scale commercial to residential or mixed-use developments
Strong experience managing projects of similar value (£30m+ preferred)
Excellent knowledge of standard forms of contract (JCT essential)
Strong commercial acumen and negotiation skills
Ability to manage the full project lifecycle independently
Excellent reporting, analytical, and organisational skills
Proficient in Microsoft Office and cost management systems
Comprehensive experience of recent building specification / Products
Work as part of a small team and Project manager
Based on-site with full admin & IT support from head office.
