About the Role
We’re working with a well-established building services provider to recruit a Contracts Manager for a high-end residential development in London.

This is a fantastic opportunity to take over a well-run, stable contract that has been successfully turned around over the past 2.5 years and continues to perform strongly, with multiple extensions secured.

You’ll be stepping into a key leadership role overseeing both mechanical and electrical services across a premium residential estate.

The Contract

* High-end residential building.

* Plant includes fan coil units and HIUs.

* Landlord-side responsibility covering full M&E (no retail/commercial aside from plant areas)

* Established, high-performing team already in place.

The Team You’ll Lead

* 4 on-site engineers (3 mechanical, 1 electrical).

* 1 supervisor (progressed from engineer level).

* 2 administrators.

* Additional floating engineer supporting across other contracts.

What You’ll Be Doing

* Managing day-to-day operations of the contract.

* Acting as the main point of contact for the client.

* Overseeing planned and reactive maintenance delivery.

* Managing budgets, P&L and commercial performance.

* Leading, developing and supporting a close-knit engineering team.

* Maintaining high standards across service delivery and compliance.

What We’re Looking For

This role needs someone who can balance technical credibility with strong interpersonal skills.

* Solid understanding of mechanical & electrical building services.

* Experience managing contracts or stepping up into a Contract Manager role.

* Comfortable being client-facing and building relationships.

* Able to take a hands-on, practical approach when needed.

* Strong awareness of commercials / P&L management.

* A good cultural fit for a non-corporate, team-oriented environment.
