Site Manager – New Build Self Storage (Live Project)

Location: Ashford (Stanwell Road)

Contract Type: Freelance / Contractor

Rate: Negotiable (DOE)

Duration: Approx. 11–12 months

The Opportunity

We are currently seeking an experienced and driven Site Manager to take the reins of a £6.2m New Build Self Storage Facility in Ashford.

The project commenced in March 2026 and is now in full swing. This is a fast-paced JCT Design & Build scheme with a total 56-week programme. If you are a specialist in industrial/commercial builds and thrive on live, high-stakes sites, this is the role for you.

Project Scope

You will be overseeing the delivery of a state-of-the-art facility involving:

Steel frame construction and high-spec composite metal cladding.

*

Full internal fit-out tailored for self-storage operations.

*

Extensive external works and landscaping.

*

BAPA (Network Rail) constraints: The site requires strict adherence to rail safety protocols due to its proximity to the line.

Key Responsibilities

*

Day-to-Day Management: Lead the site team and subcontractors to ensure the project remains on schedule following the March start.

*

Health & Safety: Maintain impeccable standards on-site, ensuring all RAMS are followed, especially regarding Network Rail interfaces.

*

Quality Control: Ensure the build meets JCT D&B specifications and client expectations.

*

Reporting: Keep the Project Manager/Contract Manager updated on progress, risks, and milestones.

What We Are Looking For

*

Proven Track Record: You must have experience as a Number 1 or strong Number 2 Site Manager on industrial/steel-frame projects (£5m+ value).

*

Rail/BAPA Experience: Previous experience working under BAPA constraints or near rail infrastructure is highly advantageous.

*

Qualifications: * SMSTS & CSCS (Black Card preferred).

*

First Aid at Work.

*

Fire Warden/Marshal (preferred).

*

Local Knowledge: Ideally based within a commutable distance of Stanwell Road, Ashford
