Disrepair Surveyor
An experienced Surveyor is required to oversee responsive repairs, voids, damp and mould cases, contractor performance, and building safety compliance across a residential housing portfolio in London. As part of this continued investment, they are seeking an experienced Surveyor to support the delivery and management of responsive repairs and maintenance services.
The role will involve overseeing contractor performance, managing complex repair cases, supporting compliance obligations, and ensuring properties remain safe, well-maintained, and fit for purpose. Description
Lead on the specification and ordering of responsive repair works, liaising with contractors, technical colleagues, and suppliers to ensure effective delivery
Manage responsive repairs contracts, ensuring contractors meet agreed service standards, quality expectations, and contractual obligations
Oversee repairs processes for void properties, supporting efficient turnaround times and ensuring homes are delivered to a high standard for incoming residents
Carry out inspections relating to fire doors and other building safety matters, specifying remedial works and undertaking post-inspections upon completion
Independently manage a varied caseload including damp and mould, disrepair claims, insurance-related repairs, and complex maintenance issues
Diagnose building defects and identify appropriate remedial solutions using knowledge of building pathology, housing maintenance, and compliance requirements
Monitor contractor performance through KPIs and service metrics, identifying trends and supporting service improvement initiatives
Maintain effective budgetary control across responsive repairs and maintenance works, supporting accurate financial management and forecasting
Ensure all works comply with relevant legislation, health and safety requirements, internal policies, and landlord obligations
Review, approve, and code invoices for completed works, ensuring accurate financial recording and value for money
Support operational management within the repairs function, deputising for senior management where required
Participate in emergency and out-of-hours repair support arrangements, providing technical advice and guidance when necessary
Collaborate with colleagues across property, housing, and compliance teams to deliver a coordinated and resident-focused service
Provide technical advice and post-inspection support to colleagues and contractors to maintain consistency and quality across all works
Contribute to the continuous improvement of policies, procedures, and service delivery within the Property Services teamProfile
Proven experience operating within a surveying or property maintenance role, ideally within social housing or residential property management
Strong background in responsive repairs, voids, damp and mould, disrepair, and general housing maintenance
Demonstrable experience managing contractors and monitoring repair performance against KPIs and service standards
Good technical knowledge of building defects, building pathology, and repair specification writing
Understanding of housing maintenance legislation, health and safety requirements, and compliance obligations including HHSRS
Experience carrying out inspections and post-inspections relating to responsive repairs and building safety
Confident communicator with the ability to work effectively with residents, contractors, and internal stakeholders
Commercially aware, with the ability to manage budgets, approve works, and ensure value for money across repair services
Highly organised, proactive, and capable of managing a varied workload within a fast-paced operational environment
Proficient IT skills and experience working with housing management or repairs systems
Qualification in Building Surveying, Construction, Building Studies, or a related discipline (HNC/HND or equivalent)
Experience within a resident-focused or community-led housing environment would be advantageousJob Offer
