A well-established contractor operating within the social housing and property services sector is seeking an experienced Quantity Surveyor to join its Planned Works team in the West Midlands.

The business delivers planned maintenance, refurbishment, retrofit, responsive repairs, and major improvement programmes for housing association and local authority clients across the UK. Role Overview

The Quantity Surveyor will support the successful commercial delivery of planned works projects within the social housing sector. This role will involve cost management, procurement, valuations, contract administration, and financial reporting to ensure projects are delivered efficiently, compliantly, and within budget.

Key Responsibilities

• Prepare cost estimates, budgets, and cashflow forecasts.
• Monitor and report project costs against budgets.
• Produce monthly CVRs, commercial reports, and financial summaries.
• Prepare tender documentation for labour, materials, and subcontract packages.
• Assess subcontractor quotations and support tender negotiations.
• Manage variations, change control, and commercial risk.
• Support interim and final account processes.
• Carry out valuations for client and subcontractor accounts.
• Undertake site visits, measurements, and progress reviews.
• Ensure projects comply with relevant regulations and contractual requirements.
• Work collaboratively with operational teams, subcontractors, clients, and stakeholders.
• Maintain accurate commercial and contractual documentation.

Essential Requirements

• Previous experience as a Quantity Surveyor within Planned Works, Social Housing, Refurbishment, or Repairs & Maintenance.
• Relevant qualification such as BSc Quantity Surveying or HNC/HND in Construction.
• Strong commercial awareness and analytical skills.
• Good understanding of construction measurement and valuation principles.
• Experience producing CVRs and commercial reporting.
• Strong IT skills including Microsoft Excel.
• Excellent organisational and communication skills.

Desirable Experience

• Knowledge of NHF Schedule of Rates.
• Experience working on retrofit or decarbonisation projects.
• Experience using commercial or estimating software such as COINS, Causeway, or Procore.
• Background working with housing associations or local authority clients.
