Working across private sale, affordable housing, and build-to-rent developments, they continue to expand their presence throughout Greater Manchester and the surrounding regions. Due to continued growth and a strong pipeline of secured projects, they are now looking to appoint a Project Quantity Surveyor to support the commercial delivery of low-rise apartment developments valued up to £30 million.
The Role
We are seeking an experienced Project Quantity Surveyor to join the commercial team delivering low-rise apartment developments across Manchester. This is an excellent opportunity for a commercially aware individual looking to take ownership of projects within a growing residential developer.
The successful candidate will be responsible for the day-to-day commercial management of projects from procurement through to final account, working closely with operational and commercial teams to ensure projects are delivered on budget and maximise profitability.
Key Responsibilities
Manage the commercial delivery of residential apartment developments from pre-construction through to final account
Prepare subcontractor enquiry packages, analyse tenders, and manage procurement activities
Negotiate and appoint subcontractors in line with project budgets and programme requirements
Manage subcontractor accounts including valuations, variations, payments, and final accounts
Prepare and maintain accurate cost reports, forecasts, and cash flow projections
Monitor project costs and identify commercial risks and value engineering opportunities
Assist with the preparation and submission of client valuations and commercial reporting
Work closely with site and operational teams to ensure commercial objectives are achieved
Ensure contractual compliance and effective administration of subcontract agreements
Maintain accurate commercial records and documentation throughout the project lifecycle
Support the Commercial Manager with overall business and project objectivesRequirements
Previous experience in a Quantity Surveyor or Project Quantity Surveyor role within construction or residential development
Experience delivering residential, apartment, or mixed-use developments
Strong understanding of construction contracts and commercial processes
Proven experience managing subcontractor procurement and accounts
Ability to manage project costs, reporting, and forecasting independently
Commercially aware with strong negotiation and communication skills
Degree qualified in Quantity Surveying or Commercial Management
Good IT skills including Excel and commercial reporting systems
Ability to work effectively within a fast-paced project environmentDesirable:
Experience working for a residential developer or main contractor
Knowledge of JCT contracts
