The Role – Commercial Director
A senior leadership position responsible for the full commercial function across multiple residential developments. The role works closely with the board, leads the commercial team and ensures strong financial control, commercial governance and strategic planning.
Key Responsibilities
Lead the commercial department including QS, cost management and procurement
Oversee commercial strategy across all live and upcoming developments
Provide accurate forecasting, cost planning and financial reporting to the board
Support land viability assessments and early stage development appraisals
Manage commercial risk, contractual matters and supply chain performance
Build strong relationships with subcontractors, consultants and internal teams
Ensure commercial governance, compliance and best practice
Drive value engineering and cost efficiency across the business
Mentor and develop the commercial team
Represent the business professionally with partners and stakeholders
The Right Person
Senior commercial leader from a residential developer or housebuilder
Strong background in commercial management, cost control and procurement
Confident operating at board level with both strategic and operational capability
Excellent contractual knowledge of JCT
Strong financial acumen and analytical ability
Able to lead, influence and develop high performing teams
