Senior Quantity Surveyor – Fit Outs & New Builds
Role Overview
The Senior Quantity Surveyor will lead commercial management across a portfolio of fit‑out and new‑build projects, ensuring robust cost control, accurate forecasting, and commercially sound decision‑making. The role combines hands‑on cost management with strategic oversight, supporting project teams from pre‑construction through final account.
Key Responsibilities
Cost Planning – Develop detailed cost plans, estimates, and budgets for fit‑out and new‑build schemes, ensuring alignment with client requirements and market conditions.
Procurement Management – Prepare tender documentation, manage subcontractor procurement, evaluate bids, and negotiate commercially advantageous packages.
Contract Administration – Administer JCT/NEC contracts, issue instructions, manage variations, and ensure compliance with contractual obligations.
Commercial Reporting – Produce monthly CVRs, cashflow forecasts, and cost‑to‑complete reports, presenting commercial positions to senior leadership and clients.
Change Management – Identify, value, and agree variations, ensuring timely submission and robust documentation.
Risk & Value Engineering – Lead risk reviews, propose value‑engineering solutions, and support design development to maintain cost efficiency.
Stakeholder Coordination – Work closely with project managers, design teams, subcontractors, and clients to ensure commercial clarity and smooth project delivery.
Final Accounts – Prepare, negotiate, and agree final accounts with clients and subcontractors.
Required Skills & Experience
RICS Accreditation (chartered or working toward chartership).
Proven experience delivering fit‑out and new‑build projects in commercial, residential, retail, or mixed‑use sectors.
Strong understanding of JCT and NEC forms of contract.
Advanced skills in cost management, forecasting, and commercial reporting.
Proficiency with industry tools such as CostX, Bluebeam, or similar measurement/estimating software.
Excellent negotiation, communication, and stakeholder‑management abilities.
Ability to lead junior QS staff and contribute to team development.
