Overview

We are seeking an experienced and proactive Maintenance Manager to oversee all planned and reactive maintenance operations on a prestigious static site in Edinburgh. The successful candidate will have a solid background in residential & commercial property maintenance, and must hold a valid 18th Edition Wiring Regulations qualification.

This is a hands-on role requiring a strong understanding of building services, technical problem-solving, contractor management, and compliance with health and safety standards.

Key Responsibilities

Lead and manage all maintenance activities on-site

Deliver planned preventative maintenance (PPM) and respond to reactive maintenance requests in a timely and effective manner.

Monitor, schedule, and supervise external contractors and specialist service providers.

*

Ensure compliance with all statutory and regulatory requirements, including electrical safety, fire safety, water hygiene, and general building standards.

Maintain accurate records of works carried out, inspections, risk assessments, and statutory certificates.

Manage and report on maintenance budgets, procurement of materials, and stock control.

*

Conduct regular site audits and inspections, identifying areas for improvement and implementing remedial actions.

*

Liaise professionally with stakeholders, tenants, or site users, providing clear updates and managing expectations.

*

Provide out-of-hours support as required for emergencies.

Requirements

*

Proven experience in maintenance management within residential/ or commercial environments.

*

18th Edition Wiring Regulations (BS 7671) qualification – essential.

*

Good understanding of health and safety legislation and best practices.

*

Excellent communication, leadership, and problem-solving skills.
