Operating across both development and construction sectors, the company continues to expand its residential portfolio with a number of significant new build schemes secured throughout the North West. Due to continued growth and a strong pipeline of projects, they are now looking to appoint an experienced Senior Quantity Surveyor to strengthen their commercial team.

The Role

We are seeking an experienced Senior Quantity Surveyor to join the commercial team delivering new build residential developments across the North West. This is an excellent opportunity for a commercially astute individual capable of taking ownership of projects from pre-construction through to final account while supporting the wider commercial objectives of the business.

The successful candidate will play a key role in managing project finances, subcontractor procurement, cost reporting, and commercial risk across multiple residential developments.

Key Responsibilities

Manage the commercial delivery of new build residential projects from pre-construction through to final account
Prepare subcontractor enquiry packages, analyse tenders, and manage procurement activities
Negotiate and appoint subcontractors in line with project budgets and programme requirements
Manage subcontractor accounts including valuations, variations, payments, and final accounts
Prepare and maintain accurate cost reports, forecasts, and cash flow projections
Monitor project costs and identify commercial risks and value engineering opportunities
Ensure projects are delivered within budget while maximising profitability
Work closely with operational and site teams to ensure commercial objectives are achieved
Assist with the preparation of client valuations and commercial reporting
Ensure contractual compliance and effective administration of subcontract agreements
Maintain accurate commercial records and project documentation throughout the project lifecycle
Support and mentor junior commercial team members where required

Requirements

Previous experience within a Senior Quantity Surveyor or Quantity Surveyor role
New build residential experience is essential
Strong understanding of construction contracts and commercial processes
Proven experience managing subcontractor procurement and accounts
Ability to manage project costs, reporting, and forecasting independently
Experience delivering residential developments from inception through to completion
Commercially aware with strong negotiation and communication skills
Ability to manage multiple projects within a fast-paced environment
Degree qualified in Quantity Surveying or Commercial Management preferred
Good IT skills including Excel and commercial reporting systems

Desirable:

Experience working for a main contractor or developer
Knowledge of JCT contracts
Experience delivering projects ranging from traditional housing schemes through to apartment developments
Previous experience mentoring junior team members
