Building Services Pre-Construction Lead
Fawkes & Reece are working in partnership with a prestigious Tier 1 Main Contractor in their search for a Senior MEP Pre-Construction Manager to support a major pipeline of upcoming projects across London. This is a fantastic opportunity for a proven MEP expert to join a forward-thinking contractor with a reputation for delivering large-scale, technically complex projects – particularly within the data centre and commercial sectors.
About the Role:
As the Senior MEP Pre-Construction Manager, you will play a vital role in the early phases of high-profile projects, ensuring MEP design, procurement, programme integration, and commissioning strategies are aligned for successful delivery. You will be the go-to person for all MEP matters in the preconstruction stage, working closely with operational, commercial, and client teams.
Responsibilities:
Lead MEP input throughout the preconstruction phase, including client meetings, design reviews, and procurement strategies.
Review and provide input into project programmes, ensuring MEP integration with construction activities and overall sequencing.
Work collaboratively with design teams to identify and implement value engineering and DfMA solutions.
Attend and contribute to internal tender launches, client presentations, and interviews.
Analyse subcontractor tenders and support commercial teams with comparisons, clarifications, and selection.
Oversee MEP-related RFIs, TQs, and commissioning strategies, ensuring alignment with client CxA playbooks.
Manage the MEP design process throughout the PCSA period through to construction commencement.
Support the production of high-quality tender submission materials.
Coordinate with supply chain and perform due diligence on proposed subcontractors.Requirements:
Proven experience in a similar role within a Tier 1 Main Contractor environment.
Minimum 10 years' MEP project management experience with a strong preconstruction track record.
Mechanical or electrical bias, ideally degree or HNC qualified in Building Services or related discipline.
Experience delivering large-scale data centre projects with MEP values exceeding £60m.
Excellent communication skills; confident chairing meetings with internal teams and clients.
Strong commercial acumen and understanding of commissioning principles in critical environments.
Demonstrated knowledge of DfMA strategies, OFCI/MCE management, and design coordination.
SMSTS, CSCS (Black or White Card) required.
