London Raised Floors is a specialist raised access flooring contractor delivering Cat A and Cat B commercial office fit-outs for London’s leading Tier 1 main contractors. We are a CIOB Chartered Building Company, FIRAS certified, ISO 9001, 14001 and 45001 accredited, and Constructionline Gold.
The role
We are looking for a Senior Contracts Manager to take full ownership of a portfolio of live projects, from award through to final account. Reporting to our Operations Director, you will run each project against its scope of works and Contract Sum Analysis, hold the net, protect the margin, manage subcontractor labour on site and deliver on programme.
What you will be doing
- Taking projects from award to completion, working from the scope, the CSA and the main contractor’s programme
- Holding the net: managing cost, labour and materials to protect the margin
- Identifying, recording and recovering variations as they arise
- Managing subcontractor labour on site and holding installers to the LRF quality standard
- Leading relationships with main contractor project teams
- Overseeing RAMS, technical submittals, look-aheads, handovers and O&Ms
What we need from you
- Contracts Manager experience with a specialist subcontractor working on main contractor sites, for example raised access flooring, commercial flooring, drylining, ceilings or fire stopping
- A strong track record in London commercial office fit-out, Cat A and Cat B
- A proven ability to run several live projects at once and deliver them profitably
- A confident grasp of main contractor programmes, CSAs and final accounts
- Desirable: NVQ Level 6, and MCIOB or working towards it, SMSTS
We are not looking to recruit from main contractors. This role is for people currently working for specialist subcontractors, and is not suited to candidates from housebuilding, residential or domestic backgrounds.
