A respected Tier 2 Main Contractor is seeking an experienced Project Manager to lead the delivery of a major £75M cut and carve scheme in Barnet, North London. This complex project involves the transformation of an existing office building into 260 high-quality residential units, requiring a strong, technically capable leader with previous experience in structural alteration and refurbishment works.
The Role:
As Project Manager, you will take full responsibility for the day-to-day delivery of the scheme, working closely with the commercial and design teams to ensure the project is completed on time, on budget, and to the highest quality and safety standards.
Key Responsibilities:

Lead the on-site delivery of a £75M cut and carve residential project.

Manage all aspects of construction, including programme, site team, subcontractors, and logistics.

Liaise with design and commercial teams to resolve technical and cost issues.
*
Ensure compliance with health & safety, quality standards, and regulatory requirements.
*
Chair progress meetings, maintain clear communication with stakeholders, and report to senior leadership.
*
Proactively identify and mitigate risks to programme or delivery.
Requirements:

Proven experience as a Project Manager delivering large-scale refurbishment, cut & carve, or residential conversion projects.
*
Strong understanding of structural modifications, complex logistics, and working within live environments.
*
Ability to work collaboratively across design, commercial, and delivery teams.
*
Excellent leadership, organisation, and communication skills.
*
Based in London or within commuting distance to Barnet.
