Your new role

Our client is seeking an experienced Senior Quantity Surveyor to manage the full commercial lifecycle of a multi-phase residential scheme in Manchester. The project includes a complex mix of construction methods and a number of different end clients, requiring a commercially astute individual with strong cost control, contract administration and stakeholder management skills. You'll be instrumental in driving financial performance and ensuring that each phase is delivered to strict commercial targets and client expectations.

Responsibilities will include:

Managing the commercial and cost control aspects of multiple residential blocks and house types, including:

Traditional masonry apartment blocks (up to 4 storeys)

Lightweight steel frame block

Pre-cast sandwich panel (HRB, subject to the Gateway process)

Masonry-built houses

Working across multiple JCT Design & Build contracts for different clients and employers

Preparing trade specifications and detailed tender packages in line with technical drawings and employer requirements

Managing procurement, subcontractor analysis, and order placement

Producing accurate monthly valuations, applications for payment, and client invoicing

Administering subcontracts and main contracts, including variations, payment notices, and final accounts

Leading cost planning and budget forecasting across all phases of the scheme

Carrying out CVRs, maintaining real-time cost to complete data, and identifying risk

Supporting the release of project retentions and agreeing subcontractor accounts post-completion

Conducting quantity take-offs and preparing subcontractor BOQs and material schedules

Visiting site regularly to liaise with site teams and subcontractors

Supporting claims, extension of time requests, and change control procedures

Preparing client variation costings, monitoring impacts across multiple project stakeholders

Attending internal and external project meetings and presenting commercial updates

What you will need to succeed:

HNC or higher in Quantity Surveying or construction-related discipline

Proven experience managing complex residential developments with multiple employers/clients

Strong working knowledge of JCT Design & Build contracts

A detailed understanding of different construction methods including masonry, LWSF, and pre-cast panel systems

High level of cost control and attention to detail, particularly across schemes with varying commercial targets

Strong numerical and analytical skills, able to interpret and present cost data effectively

Excellent IT skills, particularly in Excel and COINS (or similar commercial platforms)

Valid CSCS card, driving licence, and own vehicle

Capable of working under pressure in a fast-paced environment with competing deadlines

A team player who can also operate independently and take commercial ownership of projects

Effective communicator with excellent stakeholder and subcontractor engagement skills
