Job Title: Quantity Surveyor – Adaptations & Extensions
📍 Location: Based in Dudley, covering the West Midlands
💼 Contract Type: Full-Time, Permanent
💷 Salary: £50,000 – £60,000 per annum (DOE) + Car Allowance or Company Vehicle
About the Role:
We are recruiting for a well-established general building contractor based in the Midlands, specialising in adaptation works (such as DFG-funded home improvements) and residential extensions. We are seeking a skilled and motivated Quantity Surveyor to oversee commercial aspects of ongoing and upcoming projects across the Dudley and surrounding West Midlands area.
This is an exciting opportunity for a QS with a background in both disabled adaptations and residential extensions to join a forward-thinking company with a consistent pipeline of work.
Key Responsibilities:
* Oversee the financial management of adaptation and extension projects
* Prepare cost plans, tender returns, and bills of quantities
* Manage subcontract procurement, payment schedules, and final accounts
* Monitor project budgets and profitability
* Value completed work and arrange interim payments
* Prepare and present accurate monthly cost reports
* Manage contract variations and ensure timely client communication
* Liaise with local authorities, private clients, and internal site teams
* Ensure compliance with building regulations and funding frameworks (DFG)
Requirements:
Essential:
* Minimum 3–5 years’ QS experience in a building contractor environment
* Strong experience in both adaptation work (DFG, wet rooms, accessible kitchens) and home extensions
* Knowledge of Schedules of Rates (SORs) and small works contracts
* Commercially astute with strong attention to detail
* Competent in Excel and industry QS software
* Excellent communication and negotiation skills
* Full UK Driving Licence
* Based in or within easy commute to Dudley
Qualifications:
* HNC/HND or Degree in Quantity Surveying or similar construction discipline
* RICS or working towards accreditation (preferred but not essential)
