Design Manager

We are working with a established main contractor specialising in new build residential developments is seeking an experienced Design Manager to join their growing team. project in and around the New Barnet area, you will play a pivotal role in the delivery of high-quality housing schemes across North / west London, overseeing the design process from pre-construction through to project completion.

This is an excellent opportunity for a confident design professional looking to take ownership of multiple residential projects and collaborate closely with internal departments, external consultants, and subcontractors.

Key Responsibilities

Lead the design management process on residential schemes from concept to handover.

*

Coordinate design development across all disciplines (architectural, structural, MEP).

*

Manage planning conditions, building control submissions, and statutory approvals.

*

Chair and manage design team meetings, driving progress and resolving design issues.

*

Ensure compliance with current building regulations

*

Liaise with internal teams including project managers, quantity surveyors, and site teams.

*

Review consultant drawings/specifications for buildability, cost-effectiveness, and technical compliance.

*

Manage RFI process and ensure clear communication across all design stakeholders.

*

Monitor design progress against programme milestones, highlighting and mitigating risks.

*

Support procurement by ensuring technical clarity in tender packages and contractor queries.

Requirements

*

Proven experience as a Design Manager or Senior Design Coordinator on residential new build projects.

*

Background working for a main contractor is essential

*

Strong understanding of UK Building Regulations, NHBC standards, and planning processes.

*

Ability to manage external consultants, review technical submissions, and coordinate design changes.

*

Excellent organisational and communication skills, with the ability to manage multiple projects simultaneously.

*

Proficient in AutoCAD, Revit (desirable), and common document management platforms (e.g., Viewpoint, Aconex, Asite).
