Our client builds high-quality buildings in a factory instead of on traditional construction sites. They use modern technology to make the process faster, cheaper, and more eco-friendly. The finished building parts are then transported and assembled on-site. They focus especially on building in places like India, where there's a big need for housing and infrastructure.

Our client, headquartered in London with operations in India, is seeking a Pre-Construction Manager to relocate to Indapur in India for a period of either 6 or 12 months, based on your preference. Although the role is initially offered on a temporary basis, there is potential for it to become permanent if both parties are aligned and the arrangement proves successful.

In this role, you will lead the pre-construction phase of modular building projects by coordinating design, pricing, planning, and tender submissions. You will manage internal teams and external partners to ensure all elements are aligned and delivered on time, accurately, and competitively, setting the foundation for successful project delivery.

Responsibilities:

Lead the coordination of design, planning, commercial pricing, and technical submissions across all pre-construction activities.
Develop pre-construction programmes and ensure internal teams meet critical deadlines.
Analyse tender and client documentation to inform scope and planning.
Collaborate with internal departments (BD, Design, Build) to define and refine project scope.
Provide guidance to the design team on specifications and budget during the design development stage.
Prepare quantified cost plans (CSA) and lead pricing exercises.
Identify, vet, and engage subcontractors and suppliers to ensure quality and competitiveness.
Oversee the preparation of sub-contractor and supplier enquiry packages, ensuring accuracy and compliance with all relevant documentation and site-specific constraints.
Liaise with subcontractors and suppliers, arrange site visits, and manage queries.
Engage and manage external specialist consultants (e.g. MEP, Structural) as required.
Manage site surveys, statutory requirements (e.g. planning permissions, building control), and other external assessments.
Compile and present detailed cost plans and commercial risk assessments for internal adjudication.
Prepare high-quality technical bid submissions including methodologies, logistics plans, programme timelines, cash flows, and project team structure.
Participate in client presentations, mid-term interviews, and post-submission clarifications and negotiations.
Coordinate and finalize legal agreements such as PCSA, LOI, and contracts with support from legal/commercial teams.
Conduct internal handover meetings to ensure smooth transition from pre-construction to build phase.
Maintain accurate documentation and records following company protocols and good industry practice.
Support ongoing supply chain management and development in coordination with senior pre-construction leadership.

Requirements:

Degree or diploma in Design, Engineering, or Construction-related discipline.
Minimum 5 years of experience in commercial or mixed-use construction projects, ideally with a main contractor and modular/off-site experience.
Strong understanding of pre-construction processes including tendering, value engineering, and cost planning.
You will ideally be proficient in software's such as Microsoft Office Suite, Microsoft Project/Powerproject, AutoCAD, and Revit.
Solid understanding of construction industry standards, regulatory frameworks, and approval processes.
Ability to analyse and interpret complex contractual and technical documents.
Strong analytical, organisational, and decision-making skills.
Excellent interpersonal, negotiation, and communication abilities-both written and verbal.
Professional and confident client-facing manner, with experience liaising with internal and external stakeholders.
Flexible and adaptable approach to working in dynamic and evolving project environments.
