About the Role
We are seeking a dynamic Senior Pre-construction Manager to lead and manage the pre-construction phase across multiple high-end fit-out projects. This is a critical leadership position responsible for managing a team, ensuring accuracy in cost planning, programme development, design coordination, risk management, and contract negotiation.
You’ll work closely with commercial, design, and delivery teams to ensure the smooth transition from concept to contract. The successful candidate will be an expert in fast-track design & build environments, able to make swift, informed decisions and serve as the key point of contact for pre-construction matters with clients and their consultants.
Key Responsibilities Include:

Leading the costing and development of accurate, competitive Cost Sum Analyses (CSAs)

Overseeing tender processes, supplier negotiations, and procurement strategy
*
Reviewing and formulating JCT contracts, LOIs, PCSAs, and performance guarantees
*
Managing coordination across design, MEP, and supply chain teams
*
Engaging with statutory authorities, landlords, and building control consultants
*
Developing pre-construction and procurement programmes, and risk schedules
*
Preparing bid documentation and supporting the pitch process

Requirements
Experience & Skills:
*
Proven experience in a similar pre-construction role within the commercial fit-out or D&B sector
*
Strong commercial acumen and contract negotiation skills
*
Excellent stakeholder management, communication, and organisational skills
*
Comfortable working to tight deadlines across multiple projects
*
Proficient in analysing tender returns, managing MEP coordination, and driving value engineering
Qualifications:
*
Degree or Higher Education qualification in Construction Management, Quantity Surveying, or a related field
*
Alternatively, a trade background with substantial costing and pre-construction experience
