Architect – RIBA stages 4-7
CJS Recruitment are looking for a skilled Architectural Technician with UK-based job-running experience to join our clients growing team. You’ll be key to the successful delivery of projects through RIBA Stages 4–7. Our client is a well-established Architecture Design & Branding company and there in house team specialise in all aspect of design from new builds to complete refurbishment for hotels, luxury apartments, commercial and high-end residential projects.
Role Summary
We are seeking a highly skilled and experienced Architect to lead and deliver architectural projects through RIBA Stages 4 to 7. The ideal candidate will demonstrate strong technical detailing, project delivery, and site coordination experience, with a thorough understanding of UK building regulations, construction methodology, and contract administration. Attend site visits, client meetings, and coordinate with contractors
You will play a key role in the technical design and drawings, tendering, construction, and handover of complex residential, commercial, or public sector projects, ensuring design integrity is maintained through to completion.
Key Responsibilities:
Stage 4 – Technical Design
* Develop comprehensive technical drawings and specifications.
* Coordinate with structural, MEP, and other consultants.
* Ensure compliance with UK Building Regulations and statutory requirements.
* Prepare tender packages and manage value engineering processes.
Stage 5 – Construction
* Attend site meetings, conduct inspections, and produce site reports.
* Liaise with contractors to resolve design queries and construction issues.
* Review shop drawings and contractor proposals for compliance with design intent.
* Monitor programme and quality of work against design standards.
Stage 6 – Handover
* Oversee project close-out and assist with practical completion.
* Coordinate snagging and defects resolution.
* Assist client with commissioning and operational handover documentation.
Stage 7 – In Use
* Provide post-occupancy evaluations and performance reviews.
* Assist clients with building maintenance guidance and improvements.
Required Skills and Experience:

Degree in Architecture or equivalent (RIBA/CIAT accredited preferred)
* Proven track record delivering projects through RIBA Stages 4–7.
* Strong technical design skills, with proficiency in AutoCAD, Revit, or BIM workflows. ( preferred )
* Thorough knowledge of UK Building Regulations, CDM 2015, and construction standards.
* Experience in contract administration (e.g., JCT or NEC contracts).
* Excellent coordination, communication, and problem-solving abilities.
