Contracts Manager
The Role
The client is a leading roofing contractor operating across North Lincolnshire. Based at our busy Scunthorpe office, we’re looking for a hands-on Contract Manager to take full ownership of roofing projects from contract award through to completion of the defects period.
This is a role for someone who thrives on responsibility. You’ll lead from the front, planning labour, ordering materials, managing subcontractors, and overseeing both commercial performance and site operations. Health and Safety is non-negotiable, and you'll be expected to deliver projects that are safe, compliant, on time, and within budget.
They use a digital business operations platform to plan, monitor, and review all their projects, and expect managers to drive performance through strong planning, proactive problem-solving, and clear communication.
Main Responsibilities
Project & Contract Management
Take full control of roofing contracts once awarded.
Handle all day-to-day operational issues, making timely decisions to keep projects on track.
Source and order materials at the best possible prices, managing delivery logistics.
Plan and coordinate labour, materials, plant, and equipment across multiple sites.
Regularly inspect sites to liaise with Site Managers, review completed work, and plan upcoming activity.
Commercial Duties
Prepare and submit interim valuations, final accounts, and variations.
Keep internal systems up to date with accurate project information and commercial data.
Work closely with the estimator when pricing new work or variations.
Identify and pass on new business opportunities during site visits and client meetings.
Subcontractor & Stakeholder Management
Manage subcontractor setup, onboarding, and payment approvals.
Build positive relationships with Site Managers, Quantity Surveyors, clients, and stakeholders.
Attend pre-contract, pre-start, progress, and handover meetings.
Liaise effectively with our Tenant Liaison Officer to ensure smooth tenant experiences.
Health & Safety
Ensure projects are delivered safely and in line with all H&S and CDM regulations.
Write and review RAMS and Construction Phase Plans.
Monitor incidents and report accidents in line with procedure.
Assist in the delivery of toolbox talks and health and safety briefings.
Knowledge, Skills and Experience – Required
Proven experience in contract or project management within the construction industry.
Experience managing multiple concurrent projects across different sites.
Strong leadership and team management skills, with the ability to guide teams and deliver fantastic results.
Excellent negotiation and conflict resolution abilities.
In-depth understanding of construction processes, health and safety regulations, and contract law.
Demonstrable experience managing or supervising construction personnel.
Outstanding time management skills with the ability to multi-task and prioritise effectively.
Meticulous attention to detail and a proactive approach to problem-solving.
Excellent written and verbal communication skills, with the ability to build positive relationships with clients, colleagues, and stakeholders.
Proficient in Microsoft Office, especially Excel for managing project costs and reporting.
Familiarity with contract or project management software.
Full, clean driving licence.
Commitment to sustainable construction practices and continuous professional development.
Experience working with housing associations, local authorities, or developers.
Knowledge, Skills and Experience – Preferred
Roofing industry background and technical knowledge.
SMSTS or SSSTS qualification (or equivalent).
Formal training in CDM duties (Principal Contractor and/or Principal Designer).
Experience preparing full project health and safety documentation, including RAMS, Construction Phase Plans, toolbox talks, and Health and Safety Files.
Experience identifying and developing future business opportunities.
Familiarity with digital project management platforms and reporting tools.
Awareness of environmental standards and sustainable construction methods.
Familiarity with NHF Schedule of Rates or other standard pricing models
