The Commercial Manager is responsible for all commercial and contractual matters on the project/s and should be able to effectively manage assistant and trainee surveyors to successfully deliver a project.

We are an expanding Main Contractor with a growing pipeline of live and upcoming projects. The business has built a fantastic reputation within the industry and are now looking to bolster our commercial team. We have built our reputation by being committed to delivering a personalised service and adapting their approach to suit each individual client.

Operating predominantly in the Industrial/Commercial sector, we deliver projects valued between £5m- £40m.

Job Summary:

We are seeking a highly skilled and experienced Commercial Manager to lead the commercial function of our construction projects. The successful candidate will be responsible for managing project finances, contracts, procurement, and risk, ensuring profitability, compliance, and timely delivery. This role requires a deep understanding of construction processes, cost control, and contractual frameworks.

Reporting to the Managing Director you will play an integral role in the management, direction, and successful completion of our building projects.

Key Responsibilities:

Contract and Commercial Management:

 Oversee the commercial performance of construction projects from pre-contract through to final account.

 Manage and administer various forms of construction contracts (e.g., JCT, NEC).

 Ensure accurate and timely submission of valuations, variations, and claims.

 Lead contract negotiation and management with clients, subcontractors, and suppliers.

Financial Oversight:

 Develop project budgets, forecasts, and financial reports in coordination with project teams.

 Monitor project costs, assess value engineering opportunities, and identify cost-saving measures.

 Control project cash flow and ensure prompt payment applications and collection.

Procurement and Supply Chain:

 Oversee procurement strategies for subcontractors, materials, and services.

 Ensure effective subcontractor tendering, selection, and contract award processes.

 Monitor subcontractor performance and ensure compliance with project terms.

Team Management and Leadership:

 Lead and mentor a team of Quantity Surveyors and commercial staff.

 Foster a high-performance culture focused on integrity, accuracy, and collaboration.

 Coordinate with site management, planning, legal, and finance teams.

Risk and Compliance:

 Identify commercial risks and implement mitigation strategies.

 Ensure compliance with all statutory, legal, and contractual obligations.

 Participate in dispute resolution and adjudication processes as required.

Key Requirements:

 Bachelor’s degree in Quan􀆟ty Surveying, Construction Management, or a related field (RICS

accreditation desirable).

 Minimum of 15 years of commercial experience in the construction industry.

 Strong knowledge of standard construction contracts (JCT, NEC, etc.).

 Proven experience in budge􀆟ng, forecasting, and cost control on large-scale projects.

 Proficiency in construction-related financial so􀅌ware or experience of introducing reliable

procedures to manage the commercial process.

 Excellent negotiation, analytical, and leadership skills.

Preferred Attributes:

 Experience in industrial and commercial projects. In depth knowledge of Steel Frame structures, groundworks and civil works essential

 Chartered status (MRICS or equivalent) is an advantage.

 Strong interpersonal and stakeholder management skills.

 Ability to manage multiple concurrent projects and deadlines.

Working Conditions:

 Full-time role, primarily site based.

 Travel to multiple sites & client meetings across the UK will be required.
