Title: M&E Consultant

Location: Bristol

Salary and package: Up to £50,000 per annum depending on experience and aptitude plus mileage allowance and benefits including company pension contributions, generous annual leave of 28 days plus bank holidays, and option of childcare vouchers.

Our clients are a niche commercial property consultancy, consisting of surveyors and engineers specialising in providing advice to Commercial landlords and tenants throughout the UK. Having recently been awarded Best Multi-Tenanted Commercial Property Advisors – UK by Build Magazine, they are expanding. They undertake surveys, assess & report condition, prepare feasibility studies, specify & procure works, undertake project management and Principal Designer duties. Other services offered include, lease advice, condition surveys, maintenance contract reviews & administration, service charge reviews, due diligence surveys, planned maintenance programmes and energy reviews. They pride themselves on the quality of their service to their clients and enjoy long term relationships with them. Surveyors typically work in teams with other disciplines and in close contact with the clients, advising them on technical, legal and financial matters.

Overview of Role:

We are currently recruiting an M&E Consultant to join a client focused team. This is an exciting opportunity for a high calibre individual to join a growing company and be a key part of the development of the company. This role presents an exciting and diverse opportunity for a proactive individual to take responsibility for providing surveying services to blue chip companies in iconic buildings in London and throughout the UK. It is a full time and permanent position.

Qualifications and Experience:

* Degree or HNC level qualified in Mechanical / Electrical or similar technical discipline

* Previous experience in surveying commercial premises

* Experience in CDM

* Health & Safety experience or training

* Strong technical delivery experience

* Ability to successfully manage complex projects in a proactive and diligent manner

* Excellent specification writing skills

* Good understanding of JCT Contracts

* Strong track record in project management of projects from inception to completion

* Track record of working with disparate stakeholders

* Client facing, ensuring a high standard of technical delivery

* Able to build long-term relationships

* Previously employed by a consultancy

* A track record of working with teams and managing projects by prioritising workloads and delivering deadlines

Typical day to day roles:

Working for Tenants:

Dilapidations surveys mostly London based office clients – visual surveys of all M&E services and assessing the cost to return/reinstate demised areas to base build, including obtaining sub-contractor quotes as evidence.

M&E condition surveys to assist service charge disputes – condition and specialist advice on for example boilers, chillers, air handling units, electrical HV/LV, lighting, small power, fire alarm systems. Assessment of remaining life spans to aid service charge disputes

Re-tender of demised office M&E contracts – maintenance specification writing, creation of M&E asset lists, assessment of statutory tasks, sub -contract roles, tender reports to clients.

Assessment of value for money of M&E maintenance contracts, the starting point usually cost and/or quality and research of alternative costs.

Assessment of costs within landlords lifecycle plans on behalf of the tent i.e., questioning the necessity and scope of works by lease end or lease break dates.

Checking the tenants lease obligations when compared with M&E service charge costs.

Working for landlords:

M&E quarterly audits on maintenance contracts, checking stat docs, costs, PPM’s, ad-hoc technical advice & enquiries received from managing agents, including writing audit reports.

Small projects (up to £0.5M value) design, specification & project management ranging from for example a VRV installation for a 75,000 ft2 building in Bristol, or a new chiller specification for a building in Mayfair, London – to a small office fit out in London

Cost advice on compliance with the energy performance (EPC) MEES regulations incl report writing, site surveys to gain technical information from O&M manuals.

Completion of electrical apportionment calculations utilising spreadsheets and report writing on large commercial buildings. Working for Contractor:

Lifecycle asset surveys on schools, private offices, smaller healthcare premises, colleagues including reports.

Design and specification of small projects on swimming pool, small healthcare premises and private offices.
