Project Manager
The Role
A multi-disciplined Civils subcontractor is looking for an experienced and proactive Project Manager to lead and deliver complex demolition, structural cut & carve, and internal strip-out projects across the UK, with a focus on London and major urban centres. The ideal candidate will have a strong technical background in demolition and structural alterations, particularly on live, constrained, or heritage sites, and will be responsible for managing project delivery from pre-construction through to final handover.
Key Responsibilities
* Take full ownership of site-based delivery on strip-out, demolition, and cut & carve schemes, typically valued between £500k and £10m+.
* Lead project planning, resourcing, programme management, and H&S coordination.
* Work closely with clients, structural engineers, temporary works designers, and the internal delivery team.
* Ensure project compliance with CDM regulations, environmental controls, and demolition-specific standards (e.g. BS 6187).
* Manage site teams, subcontractors, and logistics on tight, city-centre or live operational sites.
* Monitor quality, productivity, commercial performance, and health & safety.
* Identify and resolve issues proactively to avoid project delays or cost overruns.
* Conduct regular site progress meetings and report updates to senior management and stakeholders.
* Ensure delivery is in line with contract specifications, programme milestones, and budget.
The Requirements
* Minimum 5–7 years’ experience managing demolition, strip-out, or structural alteration projects.
* Proven record in delivering cut & carve schemes, including temporary works and major structural reconfigurations.
* SMSTS, CSCS (Black/Manager), and First Aid at Work (essential).
* Knowledge of BS 6187:2011 (Demolition Code of Practice).
* Strong knowledge of health & safety legislation, temporary works procedures, and environmental controls.
* Excellent leadership, communication, and stakeholder management skills.
* Competent with project documentation, RAMS, programme tracking, and commercial reporting.
* Full UK driving licence and willingness to travel (some projects may require overnight stays).
Desirable:
* CCDO-qualified (Manager or Supervisor level).
* Engineering or construction management qualification (HNC/HND/Degree).
* Experience with listed or heritage buildings.
* Temporary Works Coordinator (TWC) certificate.
* Experience working on behalf of main contractors, developers, or Tier 2 demolition firms.
