Quantity Surveyor – Commercial Fit-Out (with significant M&E)
We're seeking an experienced Quantity Surveyor to manage the commercial and financial delivery of a high-spec commercial fit-out with substantial M&E packages. You'll own cost management from tender through to final account, ensuring the project is delivered to budget, on programme, and to the required quality.
Key Responsibilities
Lead all pre- and post-contract commercial activities across fit-out and M&E works.
Prepare and manage budgets, cost plans, CVRs, forecasts and cash-flow.
Procure subcontractors and materials; draft/issue enquiries, analyse returns, negotiate and place orders.
Manage interim applications/valuations, payment notices and pay-less notices.
Administer change/variations (pricing, negotiation, instruction control) and maintain change logs.
Measure works (drawings & site), prepare BOQs/SOWs and verify subcontractor measures.
Maintain robust cost reporting and present monthly commercial reports to the client and internal teams.
Manage subcontract accounts through to agreement of final accounts.
Identify and mitigate commercial risks; ensure compliance with contract obligations.
Work closely with the Project Manager, site team, client and supply chain to resolve issues quickly and commercially.
Requirements
Proven experience as a Quantity Surveyor on commercial fit-out projects with meaningful M&E content.
Strong knowledge of JCT (preferred) and/or NEC forms of contract.
Competence in measurement/take-off, tender analysis, cost reporting and forecasting (Excel/CostX/Bluebeam or similar).
Excellent negotiation, communication and stakeholder management skills.
Degree/HND in Quantity Surveying (or equivalent). RICS accreditation/APS progression desirable.
CSCS card required. SMSTS/First Aid advantageous (not essential for QS role).
Solid understanding of H&S/compliance from a commercial perspective (RAMS awareness).
