Overview

We are seeking an experienced Contracts Manager to oversee the delivery of social housing maintenance contracts across Romford and the surrounding areas. The successful candidate will be responsible for ensuring the effective management of responsive repairs, planned maintenance, and voids works, while driving performance, maintaining compliance, and delivering high levels of customer satisfaction.

Key Responsibilities

Manage day-to-day operations of multiple social housing maintenance contracts, ensuring works are delivered on time, within budget, and to quality standards.

Lead and support site managers, supervisors, and operatives to achieve operational and contractual objectives.

*

Monitor KPIs, SLAs, and financial performance, implementing action plans to address underperformance.

*

Build and maintain strong relationships with clients, residents, and stakeholders.

*

Oversee health & safety compliance across all sites, ensuring safe working practices.

*

Manage budgets, forecasts, and contract variations to maintain commercial viability.

*

Conduct regular client progress meetings, prepare reports, and ensure contractual obligations are met.

*

Drive continuous improvement in service delivery, customer care, and efficiency.

*

Support recruitment, training, and development of staff within the contract team.

Requirements

*

Proven experience as a Contracts Manager (or similar senior management role) within the social housing or maintenance sector.

*

Strong knowledge of responsive repairs, planned maintenance, and voids works.

*

Excellent leadership, organisational, and communication skills.

*

Commercial awareness with experience in managing budgets and forecasts.

*

Strong client-facing skills with the ability to build long-term relationships.

*

Up-to-date knowledge of health & safety legislation and compliance standards.

*

Full UK Driving Licence (travel across contracts/sites required).
